Barrier Island

Brevard County, also known as Florida’s Space Coast, is experiencing a stable economic growth cycle powered by manufacturing, aerospace and technology.

Melbourne Beach is the gateway to the southern end of this 48 mile long barrier island which stretches from Cape Canaveral to Sebastian Inlet. There is only a limited amount of property available on the island as those in charge had the foresight to designate a significant portion of the area as Protected Lands. That is what makes Intracoastal Estates such a rare and valuable place to call home.

Melbourne Beach itself is only 1.4 square miles, but the natural habitat and ambience extend for miles across Sebastian Inlet, into Indian River and beyond into Vero Beach.

Brevard County

Brevard County is 72 miles long with a population approaching 800,000 people. The Kennedy Space Center anchors the north end of the county in Titusville while Harris Corporation and Northrup Grumman are the primary economic drivers in the south in Melbourne and Palm Bay.

The elementary, middle and high schools in the area are all A-Rated with outstanding graduation rates and challenging curriculum brought on by the in!uence of the high-tech environment. Florida Institute of Technology and Eastern Florida State College are Four- Year Institutions anchored in Brevard County while the University of Central Florida has a campus and research center based in Cocoa.

Intracoastal Estates is just a few miles south of the Melbourne Beach City limits. Just close enough for convenience, just far enough for privacy. (A Publix Shopping Center is tucked in less than a mile away.)

Local Life

Melbourne Beach is a perfectly situated barrier island on the East Coast of Florida with enough land to balance a healthy population with shopping, critical services, oceanfront bars and unique restaurants from gourmet to grab-n-go - all within two miles of the entrance. The major employers, industry and commerce are located on the mainland just across the 192 Causeway. Beyond the 192 Causeway lies everything that the Space Coast has to offer in terms of fine dining, entertainment and eco-tourism. Access to the outside world is easy, but the barrier island itself is trafficked primarily by residents.

An extra wide bike path stretches for miles in either direction from the HBC entrance to satisfy the demands of the active, healthconscience resident. Spessard Holland and Aquarina Country Club golf courses are just one mile and 8 miles away respectively – a straight, easy shot down A1A. Tennis is big in Brevard County, and Melbourne Beach has many options available.
